A suburb with no old kitchens

Oran Park Town began releasing land around 2010 and has been building ever since, through Oran Park itself and across into Catherine Field and Gledswood Hills. The result is thousands of homes between brand new and about fifteen years old, overwhelmingly double-storey on narrow lots, built to a handful of project-home designs.

That makes the renovation conversation completely different to an established suburb. Nothing is failing. The cabinetry is square, the services are modern, the switchboard is adequate and the layout was drawn by someone competent. What was fitted was simply the base inclusion, and in a lot of homes it was the inclusion the buyer never got to choose.

Narrow lots change the logistics

Most homes here sit on a lot with a single driveway, a small side setback and neighbours close on both sides. That has practical consequences: there is nowhere to stage a skip for long, deliveries have to be timed rather than dumped, and benchtop slabs need a clear path through the house because there is no side access wide enough to carry them around.

None of it is a problem. It just means the job is planned around access rather than discovered on the day.

Things that are worth checking even in a new home

The rangehood. A surprising number of new homes were handed over with a recirculating hood. If the ceiling space allows a duct to the outside, that is a worthwhile change while the kitchen is open.

The fridge cavity. Standard cavities are often too tight for a large French-door fridge once door swing and the water connection are accounted for.

Island power. Most builder islands have none, and adding it later means a conduit or a core through the slab, which is far easier to do while the benchtop is off.

Appliance clutter. Kettle, toaster, air fryer and coffee machine all living on a bench that faces the living room is the reason sculleries sell themselves.
